Terms of Service

Last updated: July 27, 2026

1. Acceptance of Terms

Welcome to Unitly ("we," "us," "our"). By accessing or using our app or website, you agree to these Terms of Service. If you do not agree to these Terms, please do not use Unitly.

Unitly is an AI-native property-maintenance and operations platform for property owners and property managers. Unitly helps coordinate maintenance requests, vendor outreach and scheduling, quotes and approvals, completion records, and related communications.

2. Eligibility and Account Responsibility

Account holders must be at least 18 years old and have the legal capacity and authority to agree to these Terms for themselves or the organization they represent.

  • You are responsible for maintaining the confidentiality of your account and password.
  • You agree not to impersonate any person or misrepresent your affiliation with any person or entity.
  • You agree to provide accurate and current account information.

3. Description of the Service

Unitly helps property owners and property managers:

  • Receive, triage, and track maintenance requests
  • Coordinate outreach and scheduling with vendors
  • Manage quotes and approvals
  • Record completion evidence for maintenance work
  • Track vendor invoices and payment status
  • Send and receive transactional email and SMS notifications
  • Review vendor reliability information

Unitly does not provide lease management, lease signing, rent collection, or tenant rent-payment services.

4. Property-Owner and Property-Manager Responsibilities

If you use Unitly to manage properties, you are responsible for:

  • Ensuring the property, tenant, and vendor contact information you provide is accurate and current
  • Obtaining any consent required by law before sharing tenant or occupant contact information with Unitly, or before Unitly communicates with them on your behalf
  • Your relationships and agreements with tenants, occupants, and vendors
  • Reviewing and approving vendor quotes and work before it proceeds, where applicable
  • Not using the public SMS consent form to enroll a tenant, resident, or vendor's phone number — that form is only for you, as the property owner or property manager, to enter your own mobile number

5. Maintenance Coordination and Vendor Relationships

Unitly facilitates communication and coordination between property owners, property managers, and vendors. Vendors are independent third parties and are not employees or agents of Unitly. Unitly does not perform maintenance or repair work and does not guarantee vendor availability, the quality of repairs, or completion times.

6. Quotes, Approvals, and Vendor Invoices

Unitly may display vendor quotes and invoices and allow you to record payment status. Unitly does not process, hold, or transfer funds between property owners, property managers, and vendors. Payment arrangements for vendor work are made directly between you and the vendor.

7. Unitly Subscription Billing

Access to Unitly may require a paid subscription. Subscription payments are processed by Stripe. By subscribing, you authorize Unitly to charge your selected payment method on a recurring basis until you cancel. You can manage or cancel your subscription through your account settings or the billing portal.

8. Acceptable Use

You agree not to:

  • Use Unitly for any unlawful purpose
  • Harass, threaten, or spam other users
  • Attempt to hack, reverse engineer, or interfere with the operation of the service
  • Upload malicious content or submit fraudulent requests

9. Privacy and Data Handling

Our collection and use of information is described in our Privacy Policy, which is incorporated into these Terms by reference.

10. Third-Party Providers

Unitly relies on third-party providers, including Stripe for subscription payment processing and Twilio and other communications-infrastructure providers for SMS delivery. We are not responsible for the acts, omissions, or availability of these third-party providers.

11. Service Availability

We work to keep Unitly available and reliable, but we do not guarantee that the service will be uninterrupted, timely, or error-free.

12. Disclaimers and Limitation of Liability

Unitly is provided "as is" and "as available," without warranties of any kind, whether express or implied. We do not guarantee vendor availability, the quality or timeliness of repairs, message delivery, or uninterrupted operation of the service.

To the maximum extent permitted by law, Unitly and its affiliates will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, revenue, or data, arising from your use of the service.

13. Suspension and Termination

We may suspend or terminate your access to Unitly if:

  • You violate these Terms
  • Your use of the service creates risk or legal exposure for Unitly or other users
  • We are required to do so by law

14. Changes to These Terms

We may update these Terms from time to time. If you continue to use Unitly after changes take effect, you accept the updated Terms.

15. SMS Messaging Terms

By affirmatively opting in, you agree to receive recurring transactional SMS messages from Unitly concerning maintenance requests, vendor updates, scheduling, quotes, approvals, reminders, and job completion. Message frequency varies based on maintenance activity. Message and data rates may apply. Reply STOP to unsubscribe, START to resubscribe where supported, or HELP for help. You may also contact hello@getunitly.com. Consent is not a condition of purchasing or using Unitly. Carriers are not responsible for delayed or undelivered messages.

To opt in, visit our SMS consent form. See our Privacy Policy for details on how mobile information is handled.

The public SMS consent form is only for property owners and property managers to enter their own mobile number. A landlord or property manager must not use that form to enroll a tenant, resident, or vendor. Each SMS recipient must provide their own consent through an approved Unitly opt-in flow; providing someone's phone number to Unitly does not, by itself, constitute that person's consent to receive SMS messages.

Tenants and residents may initiate a maintenance request by texting the dedicated Unitly number provided by their landlord or property manager. Unitly will send recurring SMS notifications to a tenant, resident, vendor, property owner, or property manager only after that individual has independently provided consent through an approved Unitly opt-in flow. Providing or storing an individual's phone number alone does not constitute SMS consent.
